About the Park: Location

The South Sutton Commerce Park is a 127 acre industrial development located in south central Worcester County on the major corridor between the cities of Worcester, Massachusetts and Providence, Rhode Island. It has direct access to Route 146, a limited access highway that is destined to become the next beltway around the greater Boston hub. Convenient to the Mass Pike (I-90) and the I-95 corridor, the park can provide easy access to all the east-west/north-south highways in the New England region and beyond.

About the Park: Property Details

The park has been sub-divided into eight parcels of which four have been sold, and another is under agreement pending receipt of building permits. Of the remaining parcels, the largest consists of 50 acres that will be further sub-divided into smaller building lots as the requirements develop.

The soil characteristics run from fine silty sands to glacial till with no ledge or other deleterious material evident. The property in the past was the site of a concrete batching operation that was concluded in 1986. the site had been mined extensively for both sand and gravel but the remaining contours are relatively flat and easy to drain.

At present, the infrastructure is 85% complete with utilities consisting of water mains, underground electric, sewer, underground communications, and a non-connected gas main installed within in the road layout. All utilities are stubbed to the property line at each parcel for easy access. It is estimated that the entire infrastructure will be completed in the spring of 2005.
